Every summer the same question lands on an athletic director’s desk. Does the wood gym floor need a recoat, or a full refinish? The gym floor recoat vs refinish call is not about taste. What a Gym Floor Recoat Does

A recoat is often called a “screen and recoat.” Crews abrade the top layer of old finish, then add fresh finish on top. No maple comes off.

MFMA “recommends an annual ‘screen and re-coat’ on all maple floors” to guard against the effects of wide swings in relative humidity. It also “helps maintain proper frictional and gameplay characteristics” (MFMA, Screen and Recoat).

How often? Every year, for most gyms. MFMA’s sanding guidance is plain: “Most gymnasium floors should be annually recoated” (MFMA, Sanding & Sealing brochure, PDF). Finish makers agree. The steps are short and ordered. Inspect the floor. Measure and record temperature and relative humidity at each stage. Clean the surface. Abrade the old finish with a fine screen. Touch up game lines. Apply new finish per the maker’s instructions (MFMA, Screen and Recoat).

What a Full Gym Floor Refinishing Job Does

A full refinish, or complete resurfacing, sands the floor to bare wood. Crews then seal it, repaint game lines, and finish it. Looks and surface performance reset. Floor life gets spent.

The numbers matter more than any sales pitch. MFMA states that “the initial installation sanding removes approximately 1/32” of maple thickness.” Later sandings should remove no more than 1/32″ each. A 25/32″ floor, maintained well and sanded every 8 to 12 years, “can typically be sanded up to six times.” MFMA puts the resulting lifespan at over 75 years (MFMA, Sanding & Sealing).

Treat that as a budget you draw down. Each needless refinish spends one of roughly six sandings.

Waiting far too long is not free either. Floors left unsanded for long stretches, “e.g., 15 years or more,” need harsher sanding to cut through thick finish. The result is “greater surface removal” (MFMA, Life Cycle of Flooring).

Downtime: Plan Around Cure Times

Downtime usually decides the job. The gym is also the assembly space, the graduation venue, and the summer camp site. Cure times come from the finish maker, not from the calendar you wish you had.

Two scheduling rules follow. Do not book the last open week before fall practice. And keep ventilation running around a fresh finish. MFMA advises against shutting a facility’s ventilation system down for a prolonged period (MFMA, Daily Floor Care).

How to Decide, in Five Questions

  1. Was the floor recoated last year? If not, you are behind MFMA’s annual recommendation. The first fix may be getting back on schedule (MFMA).
  2. Is the damage in the finish or the wood? Dull sheen, scuffs, and slick spots sit in the finish. Gray traffic lanes, gouges, and stains that survive cleaning sit in the maple.
  3. When was it last sanded, and how many times total? MFMA’s model allows up to six sandings on a 25/32″ floor, at 8–12 year intervals (MFMA). No history on file? Ask for an inspection before you authorize sanding.
  4. Are game lines or logos changing? New line layouts normally get handled during a complete resurfacing, not a recoat (MFMA).
  5. Is the real problem moisture or maintenance? Water damage, structural issues, automatic scrubbers, excess weight, and poor upkeep each shorten floor life (MFMA, Life Cycle of Flooring). Sanding does not fix those causes.

Working With a Sport Floor Contractor

Ask for the finish maker’s technical data sheet with the proposal. Check the return-to-play window against your building calendar. Ask how temperature and humidity will be recorded during the job. Ask whether the sanding history is known. If it is not, ask for an inspection first. MFMA also publishes a list of approved sealers and finishes, and it runs an Accredited Mechanics program.
